The Challenge: A Distressed Asset on the Hedge Fund’s Books

A hedge fund held a non-performing note secured by a single-family home in Phoenix, Arizona. The borrower was 11 months delinquent, and the fund faced rising carrying costs. Seeking a swift exit, they looked to offload the note.

Property & Loan Details

  • Collateral: 3-bed, 2-bath, 1,800 sq. ft., built in 2005
  • FMV: $390,000
  • UPB: $260,000
  • Total Payoff: $275,000
  • Monthly P&I: $1,480 at 3.25%
  • Market Rent: $2,200–$2,500

Our Strategy & Resolution

We acquired the note, offering the hedge fund a quick exit.

  • Option 1: Foreclosure & Resale
  • If the borrower was uncooperative, we'd foreclose and resell the property at FMV.
  • Option 2: Loan Modification & Reinstatement
  • We worked with the borrower to modify the loan, reducing payments and turning the note into a performing asset.

Final Outcome: A Win-Win for All

The hedge fund smoothly exited, freeing up capital, while the borrower resumed payments, stabilizing the asset.
